Access is controlled, and that changes the planning

The Palm is not an open community. The fronds are gated with security at the entrance to each, villa access must be approved in advance, and crew names and vehicle details are submitted before the day. Turning up unannounced with a truck does not work here.

The Shoreline Apartments and the Golden Mile operate as buildings rather than gated fronds, so they follow the familiar pattern: move permit, refundable deposit, booked service lift, weekday hours. Both routes are routine for us, but they need different lead times, so we establish which you are in before quoting.

Frond villas — the practical constraints

Frond roads are single-lane with villas either side and no turning space at the end. A large truck that drives to the tip has to reverse out. We plan vehicle size and position around that, and for the larger villas we often run two smaller vehicles rather than one big one.

Shoreline, Golden Mile and the residences

Regular building work covers the Shoreline Apartments (Al Sultana through Al Anbara), the Golden Mile residences, Marina Residences, Tiara Residences, Oceana, Balqis Residence and the Atlantis-side developments. Most restrict moves to weekday working hours and require the service lift to be padded and booked.

A two-bedroom Shoreline apartment is a full-day job. A four or five-bedroom frond villa is typically two days — one for packing, one for loading and delivery — with a crew of five to six.

The Palm is the one part of Dubai where we routinely recommend splitting packing and moving across two days rather than compressing into one. The contents warrant the care, and the access approvals are easier to hold across a planned two-day window than to rush.

What is included on a Palm move

Quotes cover full packing with materials, dismantling and reassembly, protected transport, placement to your direction, and removal of packing waste. For Palm properties we include crating for mirrors, glass, artwork and any bespoke piece that will not survive blanket-wrapping, and we supply the certificate of insurance the Shoreline buildings request.

Common questions about moving on the Palm

How far ahead do you need to book? For a frond villa, allow several working days for access approval. Shoreline and Golden Mile buildings need the lift booked, which is usually a few days. Same-week is often possible; same-day is not.

How a Palm Jumeirah move runs, step by step

1. In-person survey. For frond villas we survey on site rather than by video, so the inventory of items needing crates is accurate before we quote.

2. Access submitted. We file crew names, Emirates ID details and vehicle registrations with frond security or building management, and book the service lift where one is involved. This is the step that sets the earliest possible date.

3. Packing day. Art, mirrors, glass and bespoke pieces are crated. Everything else is wrapped and boxed. For larger villas this is a full day on its own.

4. Move day. Vehicles are staged to suit the frond road rather than driven to the tip and reversed out. Loading, transport and placement happen in one controlled run.

5. Reassembly. Furniture is rebuilt, crates unpacked where you want the contents placed, and all packing material removed the same day.
