How we provide cold storage

Rohians is a transport operator, not a warehouse owner, and it is worth being straightforward about that. Cold storage is arranged through our partner facilities in Dubai, while the transport either side — collection, transfer and onward delivery — runs on our own chiller and freezer fleet.

For most customers that combination is the point. A single operator takes responsibility for the whole chain: the goods are collected in temperature, stored in temperature, and delivered in temperature, without a handover between two companies who each blame the other when something arrives warm.

Temperature bands available

Chilled, 2-8°C. Fresh produce, dairy, prepared foods, flowers, and pharmaceutical stock requiring standard cold-chain conditions.

Frozen, -18°C to -22°C. Meat, seafood, frozen ready meals, bakery stock and ice cream. Ice cream in particular is held at the lower end of the band.

Ambient and air-conditioned. For goods that must stay cool and dry but not chilled — packaging, dry ingredients, some pharmaceutical consumables.

The right band is decided by the product, not by what is cheapest, and we will say so if a customer asks for a band that will not protect their stock.

Who uses it

Importers clearing reefer containers at Jebel Ali who need somewhere for the goods to sit before distribution. Restaurant groups and cloud kitchens holding buffer stock they cannot fit on site. Event caterers staging volumes for a specific date. Pharmaceutical distributors needing compliant short-term space. Seasonal businesses building stock ahead of Ramadan or the winter event season.

Short-term storage measured in days is as common as monthly contracts, particularly around port clearance and event schedules.

Storage plus transport, on one account

What to tell us when you enquire

Four things let us quote accurately: the product and its required temperature band, the volume in pallets or cubic metres, how long you need the space, and whether you need transport at one end or both.

If you are not sure of the band your product needs, tell us what it is and we will advise. Getting that wrong is the most expensive mistake in cold chain, and it is far cheaper to settle it before the goods move than after.

What drives the cost of cold storage

Cold storage is priced on four things, and it is worth understanding them before comparing quotes. Temperature band is the largest single factor — frozen space at -18°C or below costs meaningfully more per pallet than chilled at 2-8°C, because the energy cost is higher and the space is scarcer in Dubai.

Volume is charged by pallet position or cubic metre rather than floor area, so how efficiently your goods stack matters. Duration shifts the rate: daily and weekly storage carries a higher unit cost than a monthly commitment, which is the trade-off for flexibility around port clearance and event work.

Handling is the one people forget — every pallet in and out is a movement, and high-turnover stock that moves weekly costs more to hold than stock that sits. If your goods will be picked frequently, say so at quote stage so the rate reflects reality rather than being revised later.

Planning around Dubai's seasonal peaks

Cold storage in Dubai is not evenly available through the year. Space tightens sharply ahead of Ramadan as hospitality and retail build stock, again through the winter event and wedding season, and around major exhibition dates when catering volumes spike.

If your requirement falls in one of those windows, book early. Customers who approach us three or four weeks ahead of Ramadan get both space and a better rate than those calling in the final week, when frozen space in particular becomes genuinely scarce across the emirate.

Summer carries a different consideration. Between June and September, the transfer between vehicle and store is the vulnerable moment rather than the storage itself, so loading is staged to minimise time on an open dock — the same discipline we apply on all our cold chain work.

Do you own the warehouse? No. Storage is provided through partner facilities; the transport is ours. We are explicit about this rather than implying we operate our own cold store.

What is the minimum term? Short-term storage measured in days is available, which suits port clearance and event work. Longer contracts are quoted monthly.

Can you collect from Jebel Ali port? Yes — reefer collection at Jebel Ali and JAFZA is routine work for us, and the goods can go directly into cold storage.

Is temperature monitored? Through the transport legs, yes, with records available. Storage monitoring is provided by the partner facility to its own standards, which we will confirm for your specific requirement.
